ATTICS & BASEMENTS

As a Designer/Builder, we control the entire process from design to permits to construction to final walkthru.

Having a plumbing and electrical license in-house allows us to pull all permits and control the building process.

It also helps you sleep better knowing we don't take any shortcuts. Everything is done right.

Attic Remodels

We remodel existing attics as well as unfinished attics that require sistering or adding new joists to comply with modern building codes. We do everything in-house, including demo, framing, insulation, electrical, plumbing, flooring, drywall, painting, trim, doors, stairs, railings, custom cabinets and shelving, windows, and all finishes.

Most attics are unfinished when we start, but some are partially or completely finished. Since most are unfinished to start and often don't have joists sized properly for a living space, the first thing we do is yank out the electrical from the joists (usually knob and tube), and then we sister all the joists before running all new electrical. After city inspections, we continue any framing (including skylights), electrical, plumbing and HVAC above the floor.

   

Insulation is often a big deal in attic remodels. The rafters usually aren't deep enough to meet code for insulation, so we have to extend the rafters or we have to blow in close-cell foam insulation--usually the latter of the two.

  

Next comes drywall, which isn't always easy with most attic angles if you want a vaulted ceiling. We do a lot of wood flooring, but some clients elect to go with vinyl flooring instead. Stair treads and risers can be wood or vinyl, and we can do wood or metal balusters and railing. We have a lot of options for closet organization and layouts as well as cubbies. We also build a lot of custom built-in shelves in attics and 2nd or 3rd floor spaces.

Basement Remodels

We remodel finished and unfinished basements. We do everything in-house, including demo, framing, insulation, electrical, plumbing, flooring, drywall, painting, trim, doors, stairs, windows, and all finishes. We also install cabinetry, such as wet bars as well as countertops and custom shelving.

We often start with an unfinished or partially finished basement. First, we prep the site with plastic zip walls and runners. Then, we do any needed demolition before moving to framing and furring. Often, this includes adding a bathroom or laundry room to the basement. After framing, we run electrical, plumbing and HVAC, and then we insulate. Drywall comes next, followed by painting, trimwork, flooring and fixtures. Most basements take between 4 and 8 weeks depending on the extent of the work scope and size of the basement.
